This page is intended to help those thinking about buying or selling a home in Block 70 of Dorado Country Club Estates.
Dorado Country Club Estates Improvement Association #1 was established in January 1986. This association is also commonly referred to as “the Master Association”, or simply as “DCCE”. The community is comprised of 551 homes (Lots) and a public golf course.
Management of the community is split between the Master Association and twelve (12) independent Sub-Associations, each having separate governing documents and its own Board of Directors.
Pursuant to Arizona Revised Statute (A.R.S.) 33-1806, a seller, or seller’s agent, must supply disclosure information from both the Master Association and the appropriate Sub-Association!

Each of the twelve (12) Sub-Associations operate completely independently of one another, have their own governing documents, and conduct their own annual officer & director elections. The Master Association Board of Directors manages property and matters of common interest to all sub-associations, including the Dorado Golf Course parcel owned by the Master Association, other common areas owned by the Master Association, and structures/systems not associated with any specific Sub-Association.
Separately, up to five (5) officers are elected annually by the DCCE Master Association Board of Directors. These officers do not have voting rights unless they are also the Director for their respective Sub-Association. Various committees, all of which are staffed by Lot owners on a voluntary basis, review topics relevant to the overall operation of DCCE, bringing ideas and recommendations forward for consideration and approval by the Board of Directors.
The Master Association board meetings are held on the third Wednesday of every month, except for June, July & August. The board will meet during those months if urgent business needs to be conducted on behalf of the association.

Each Lot in DCCE is part of a Sub-Association. Each Sub-Association has separate governing documents and a separate Board of Directors. These boards manage property and matters of common and proprietary interest to Lot owners within their respective Sub-Association.
The legal name of Block 70 is Dorado Country Club Estates Association for Block 70. This association is also commonly referred to as “the Block 70 HOA”, or simply as “Block 70”.
The Block 70 HOA board meetings are held on the third Thursday of every month, except for July & August. The board will meet during those months if urgent business needs to be conducted on behalf of the association.
The Dorado Country Club Estates Association for Block 70 Annual Meeting is held in January.
Dorado Country Club Estates Association for Block 70 operates on what is called a fiscal year, beginning on July 1st and ending on June 30th of the following calendar year.
The amount of the annual assessment is voted on by the Block 70 HOA board in May of each year. Homeowners will be notified of the annual assessment amount on, or before, June 1st. Annual assessments are due on July 1st, and must be paid on, or before, July 15th. Quarterly payments must be made on, or before, July 1st, October 1st, January 1st, and April 1st, and are considered past due on the 15th of that month.
The annual assessment approved by the board for the 2025-2026 fiscal year is $1,250.00. The Block 70 annual assessment includes the annual assessment paid to the Master Association on a quarterly basis. For calendar 2026, the annual assessment approved by the Master Association Board of Directors is $235.00.
Again, the Master Association annual assessment is included in the Block 70 annual assessment, and is paid by the Block 70 HOA, on a quarterly basis, to the Master Association.
